Any structural building work including the following requires certification:

	Carports / Garages
	Pergolas
	Decks
	Verandas
	Alterations / extensions
	New dwellings
	Garden sheds
	Retaining walls higher than 1m

Building approval is not required for a garden shed if (class 10a not within wind region c):

	the plan area of the class 10 is no more than 10m²; and
	the class 10 has, above its natural ground surface -
		a height of no more than 2.4m and
		a mean height of no more than 2.1m; and
	any side of the class 10 is no longer than 5m.

Please take note of the following: - The shed must be securely bolted to a concrete slab or footing. - Should be clear of Council sewers and stormwater mains (Required distances stipulated by your Local Authority) - Roof water must be dispersed without causing a nuisance to neighbours.

BSA insurance is paid to the Building Services Authority, by the builder when undertaking work exceeding a value of $3300. The "Confirmation of Insurance" document needs to be forwarded to your certifier before your plans can be released.

QLeave levy is collected on all building and construction work in Queensland where the total cost of the work, whether direct or indirect, is $80,000 or more inclusive of GST. The levies and fee are payable prior to the issue of a development permit.

The QLeave is usually paid by the project owner and must be paid prior to receiving your approved plans. The combined levies and fee are calculated at 0.35% of the total cost of work and can be paid at any Australia Post office or agency, or directly to QLeave.

We will assess Owner Builder work up to $11000 in value.
